Step-by-step procedure

  1. 1Determine the type of repair. According to the decree of rental repairs, the tenant supports the current maintenance: replacement of tap joints, filters, replacement of a broken glass, repair of switches, opening, small paint, replacement of locks in case of lost key.
  2. 2Major work is carried out by the lessor: roofing, carrying walls, central heating, water pipes, replacement of used taps, old gas or electricity equipment.
  3. 3If the breakdown results from the wear and tear and not from a fault on your part, it is the lessor. Document age and condition of equipment.
  4. 4Send the lessor a written request (recommended with AR) describing the breakdown, with photos, requesting a repair within a reasonable time. For the emergency (heating in winter, leakage), count a few days.
  5. 5In case of inaction, send a formal notice. In case of refusal, you can have the work performed at your expense and deduct it from the rent (after information), or refer the matter to the judge for protection.
  6. 6Initially, the lessor cannot impute the old on the deposit. Check that the output state is compared to the input, not a "new" state.

Common mistakes

  • To believe that any repair is at the expense of the lessor. Rental repairs are your responsibility.
  • Do not document the defect in writing and photo — difficult then to prove the oldness.
  • Deduct your own work from the rent without informing the lessor — it is a reason for being paid.
  • Sign a state of exit with restraints for obstinateness — it's illegal, challenge.
