Step-by-step procedure

  1. 1Obtain a copy of the condominium by-law from the lessor or via the trustee. It's your main source: what you can change, pets allowed, quiet times, use of common areas.
  2. 2Distinguish private areas (yours: accommodation, balcony) and common areas (elevator, stairs, roof, facade). Changing the common law without a decision of assembly is prohibited.
  3. 3Follow the rules: silence at the times indicated (often 22h–7h), parking, stretch, animals. Any breach may result in complaints and fines via the trustee.
  4. 4Understand the charges (common expenses): collective heating, water, elevator, maintenance. For the tenant, they are divided into flat-rate and variable (depending on meters) packages, as indicated in the lease.
  5. 5Work: in the dwelling — at your expense (small) or the lessor (large). The common parts are maintained by the condominium via the charges of all the owners.
  6. 6In conflict with a neighbour, write to the trustee and lessor. In case of noise, call the police (17) for a real disorder. The decisions of the building go back to the general meeting (AG), where the owner, not the tenant, votes.

  • Do not read the regulation and break the rules (balcony, animals, noise) — complaints and fines.
  • Change the common without agreement (façade, exterior windows) — forbidden, repair at your expense.
  • Consolidate expenses: condominium vs rental expenses (lease).
  • Address the trustee as a tenant for the big issues — the trustee speaks to the owner.
  • Ignore the AG: Even if the owner votes, the decisions (lift work, etc.) concern you.
