Background
The DPE provides information on the energy and climate performance of a dwelling, with labels from A (very efficient) to G (very energy efficient). This label conditions the rental: since 1 January 2025, G-rated accommodation in metropolitan France can no longer be offered for rent.
Why it's important
A better label can allow owners to continue renting without costly work. All housing uses at least a little electricity, but improvement is more likely when it is also used for heating, air conditioning and sanitary hot water. Tenants also find an indication of future energy costs.
What Changes
From the 1st January 2027, the conversion factor from final to primary energy for electricity will be 1,7 instead of 1,9. DPEs edited from that date automatically take into account the new value; already produced DPEs remain valid for 10 years.
Useful details
- From 1 January 2027, the factor for converting final energy into primary electricity energy will be 1.7 (compared to 1.9 at present).
- The label can improve by one class or even two in rare cases (small dwellings); no degradation is foreseen.
- Since 1 January 2025, G-rated accommodation in metropolitan France can no longer be offered for rent.
- The rental ban will extend to dwellings classified as F as from 1 January 2028 and to dwellings classified as E as from 1 January 2034.
- The DPEs published from the 1st January 2027 automatically take into account the new value; the already realized DPEs remain valid for 10 years.
