Step-by-step procedure

- 1Before or when handing over keys, get the home insurance certificate. The tenant must cover rental risks; additional guarantees are optional.
- 2During the state of the place, photograph each room, equipment and meter. If a defect appears then report it within the legal time limit for changing the status of the site.
- 3Open the electricity contracts and, if there is, gas to your name on the date of entry. The old occupant's contract is not automatically transferred; compare offers and refuse to give your credit card to an unsolicited call.
- 4Ask how water and collective heating are charged: individual contract, divisional meter or expense allowance. Get the manager's contact and meter access rules.
- 5Check the fibre or other technology eligibility at the exact address. Take the PTO number if it exists and get the necessary agreement before works affecting walls or common parts.
- 6Test smoke detector, hot water, heating, ventilation, sockets and windows. Report anomalies in writing to the lessor, even after a first call.
- 7Keep contracts, customer references, opening confirmations and first invoices. They will serve as proof of residence; then update the address to the CPAM, Caf, taxes and bank.
